Delta was retained by DASNY to define the project scope for installing independent hot water and steam heating plants in the long-term buildings located at the St. Lawrence Psychiatric Center. Under a previous project, Delta provided a feasibility study addressing the existing conditions and preferred recommendations improvements. The campus central boiler system was decommissioned. The project approach included minimum building shutdowns, a system for long-term operation of the facility, space for adequate functionality and service of equipment, and provisions for systems that were simple and uncomplicated. The project addressed the long-term needs for Building 37- Laundry Building, Building 65/66 - Dorm/ Office, Building 67-Hamilton Hall, Building 69-Power House, Building 105a-Unity Center, Building 105b- Unifaith Chapel, Building 201 Trinity and Building 203 Bridgeview.
The mechanical scope of work included either steam fire-tube boilers or high-efficiency condensing boilers. The type of boiler selected was dependent upon the existing building's heating system. The existing boiler rooms were either completely renovated or partially renovated based on existing conditions. In addition to the boilers, piping, insulation, shut-off valves, and breeching were provided. Natural gas was extended to each building. Building 201 and 203 were provided with #2 fuel oil as back up.
The electrical scope of work involved mechanical room demolition and power wiring for the boilers, mechanical room lights, and other miscellaneous components.
Delta addressed proposed equipment to achieve the greatest efficiency, implemented the green building aspects that are practical with respect to the project. Although the project was not listed with the USGBC, the LEED philosophy was implemented into the construction documents.
